People brave enough to buy real estate in the dark days of 2009-2011 got some great buys by purchasing bank-owned properties. Those days are gone. A recent Steamboat Pilot article discussed what we are seeing in our daily business–that foreclosure activity has decreased markedly since spiking in 2011. Routt County Public Trustee Brita Horn said that she expects about 100 properties to enter the foreclosure process in 2014 versus a high of 306 in 2011.
There are still good opportunities for buyers in Steamboat, especially for pre-owned homes currently on the market. More buyers are purchasing vacant land to build their “dream home”, but you’ll definitely pay a premium to build over buying a re-sale home.
