What makes Steamboat real estate valuable?

Ever wonder why your neighbor’s house down the street sold for a lot more than yours?  Or why you got top dollar and the condo on the next floor is still for sale?north routt land, steamboat springs land

How about 35 acre land parcels in the county?  What makes one more valuable than another?

There is a long list of reasons why one Steamboat real estate parcel is worth more than another. Location, supply, and demand top the list.

Another factor we are seeing in this market is timing–does the owner need to sell?

Here are others to look for the next time you buy or sell Steamboat real estate:

The Bare Land (without any improvements)

  • Location–How close is it to the ski mountain, public lands, schools, shopping, the bus stop, the bike path, and other neighbors?
  • Can you use it–Is it on a steep mountainside or is it level?  Does it have conservation easements that limit usage?  Is it in a wetlands area that prohibit development?
  • Is it in a growth area–If so, what is being developed?  Industrial?  Commercial?  Residential?  Open space?
  • Population growth–Are more people moving into the neighborhood than are moving out?
  • Views
  • Road Access–Does it front a road?  Is the road maintained?  Is it paved?  Is it steep?
  • Water–Quality and quantity matter in Colorado.  A lot.  Does it have water rights?  Live water?
  • Trees and Vegetation–Are there mature trees?  What type?  Is it being used for agriculture?
  • Utilities–How close are they?
  • # of Acres–Generally, the larger the number of acres, the smaller the price per acre.
  • Sun Exposure–is it on a north-facing slope or a south-facing slope?

Real Estate with a House, Condo, or Townhome attached

  • Condition of the house–is it well-maintained?  Landscaped?
  • Age of the home–New construction? Is the home nearing an age where things like the roof and appliances need replaced?
  • What is included with the property? Is there any personal property or furniture?
  • Floorplan–Is it well-designed?
