West of Steamboat / Steamboat 700 Open House

There has been a lot of talk this summer about all the homes that are due to be built between West End Acres and Silver Spur. Everyone who doesn’t own any Steamboat real estate wants an affordable piece of land or a house in the new 2000 (+/- a few hundred) home community. Everyone who already owns one of the rapidly appreciating homes in Steamboat is fretting about decreasing home values from all those new homes.

Don’t call the mover yet.

At a public open house, the developer Danny Mulcahy unveiled a tentative plan for the neighborhood. The developers haven’t even started with the Steamboat Planning Department, and they have lots of hoops to jump through with them before the first spade hits the dirt. It will be years before building starts and years before a grocery store opens west of town.

Like I wrote in a previous post, I visited the Las Vegas developments that Danny Mulcahy helped develop and thought they looked good. Coming from the East where everything is added in a haphazard way, there is something appealing to perfectly planned communities with parks, schools, and streets of tidy homes.

A new development in Steamboat is exciting, but keep the time line in perspective. We have years of low single family, condo, and townhome inventory before the first houses are built West of Steamboat.
