Selling your Steamboat property? Here are three key points to get your Steamboat ski condo or second home sold in this slowing market:
Price it Right–If you’ve owned Steamboat real estate for over a year, your property has appreciated. Don’t try to squeeze the last penny out of the sale by pricing it high, because your property may not even get shown. And if nobody is looking at it, then nobody is buying it. Do a thorough market analysis and price your property on the lower end.
Wow them with Presentation–Once you get the buyer in the door, don’t turn them off with clutter, dirt, and maintenance issues. Get your home ready with a fresh coat of paint then de-clutter (the refrigerator art, the personal photos, the wide selection of shampoos and lotions in the bath, the closet full of last season’s clothes, etc.) and remove the extra furniture. Rooms will look better and appeal to more buyers.
Then Hire a Realtor who will market your home worldwide– It’s a fact. Buyers use the internet to buy homes over 80% of the time. Steamboat Springs has over half the buyers who come from some other place in the world and don’t pick up the daily Steamboat paper. Don’t go for an “old school” Realtor who will only advertise in the classifieds. Google a few names to see who has an active Web presence and who has “new school” ways to attract buyers.
