The News is Reporting a 26% Decline New Homes Sales. Not Here in Steamboat Springs!
Every day I read about the dismal state of real estate. Today the National Association of Realtors released the rosy news that New Home Sales were down 26%.
Well, here in Steamboat Springs we don’t have that problem. Real estate is local. Florida, California, and Nevada and their vast landscapes of overbuilt subdivisions have dragged down the national numbers. Most of the country, in fact, is doing just fine.
The Steamboat Springs, Colorado real estate market is fine, too. We don’t have a decline in new home sales because we don’t have a whole lot of new homes.
Our vacant land inventory gets lower and lower each year. And the fewer lots available, the fewer new houses being built. In fact, here are the number of transactions for the last three years.
- 2005–516 transactions for Steamboat Springs vacant land
- 2006–430 transactions for Steamboat Springs vacant land
- 2007–400 transactions for Steamboat Springs vacant land
The NAR had more lovely news last week. They reported that sales of single family homes dropped to the lowest level in 25 years. Again, not here in Steamboat Springs!
The negative national media just doesn’t jive with the Steamboat Springs real estate year end data. The 2007 total dollar volume in Routt County increased 141%—while the number of transactions decreased over 25%! That’s a recipe for price appreciation.
The bottom line is all this bad news means great buying opportunities for Steamboat Springs real estate buyers. People read all the negative reports and think Steamboat’s going down, too. It’s not. We still have solid demand and low inventory, and a rosy outlook for the future.
