Steamboat Springs Real Estate Two Weeks in Review: Feb. 2-15, 2009

The past two weeks in Steamboat continue to show the trend toward the purchase of entry level single family homes and townhomesFirst time buyers (defined by Fannie Mae as someone who hasn’t owned real estate in 3 years) can still get financing up to 102% of a home’s purchase price.

The starter homes that sold this week are phenomenal deals.  A small 2 bedroom starter home in Hayden sold for 71% of its asking price–$93,000.  A small 2 bedroom starter home in Oak Creek sold for 76% of asking price–$100,000, and the seller even paid for some of the closing costs.

If you are a renter or someone in a condo looking to move up to a single family home in Routt County, there are multiple reasons to buy right now even if the market hasn’t bottomed.  Where some people can’t get financing even though they have perfect credit, plenty of cash in the bank and a steady income (possibly because they have a jumbo loan or are self-employed), first time buyers are getting loans.  (Click here to see a single family in N Routt priced to sell.)
