For the first two weeks in September, 16 Steamboat properties sold and 16 went under contract.  The list-to-sold price still averages 95%, so we’re still not seeing the huge price drops other areas of the country (like California and Florida) are seeing.

There are deals out there if you know how and where to look.  (Tip:  Use a good Realtor.)  But many Sellers are still turning away low offers, choosing to wait for their asking price or wait until the Steamboat real estate market continues to appreciate.

Some areas remain strong, especially Hayden single family homes and higher end luxury homes.  One buyer group taking advantage of the Steamboat buyers’ market are trade-up buyers.  Second homeowners who purchased a place in Steamboat several years ago are using the softened market to purchase luxury duplexes or luxury single family homes. They want more space or fewer neighbors and are finding they can get a nicer place and save money while doing it.

Even though their first place may not be worth as much as it was last summer, buyers are finding the difference in price in the more expensive unit to be worth it to trade up.

Credit is also out there for buyers with a credit score above 720.  Wells Fargo, for example, is funding their own jumbo loans and as a result can get Steamboat primary- or second-home loans at rates between 5.875%-6.875%.  Of course, these rates can change several times a day, so call for current results.
