ANOTHER STEAMBOAT SPRINGS REAL ESTATE RECORD BROKEN!!!

With total real estate sales volume year to date for Steamboat Springs and all of Routt County reaching $1,156,724,900.00 we have surpassed the record set for all of 2006 ($1,121,036,063.00). And as you all know we have 4 more months to go until the end of the year.

For all of 2006 Routt County reported 3,477 real estate units sold compared to 1,869 year to date this year, almost half the Steamboat real estate units sold and more volume than last year.

Here are some of the Steamboat real estate Highlights for the month:

· The Hayden, CO and Surrounding Area saw the biggest increase in the average real estate transaction price going from $166,590.00 last August to $463,538.00 for August 2007. An almost 60 percent increase in Hayden’s real estate prices

· Next was the Steamboat Mountain Area with a 39 percent increase in real estate prices. It went from an average sales price of $494,714.00 last August to $814,544.00 for this August.

· Last August Residential Improved Units sold for $200,000 or less, accounted for 22 Steamboat real estate sales compared to only 6 Steamboat real estate sales for August 2007.

· The biggest jump in Residential Improved Units sold was in the $1 million to $1.5 million price range. With 2 of those real estate units sold last August compared to 13 real estate units sold for August 2007.
