Steamboat Real Estate Most/Least Expensive Sales in 2009
In 2009, 135 Steamboat area properties sold through the Steamboat Springs MLS. (I limited the search to Steamboat and the surrounding areas.)
Here are the more popular neighborhoods where well-priced homes sold:
Silver Spur and Silver View Estates, just west of Steamboat Springs, had several sales in 2009. The homes in Silver Spur/Silver View have all been built in the last ten years and have between 3000-4300 square feet, so they attract buyers who like the space and newness the neighborhood offers. Eight homes sold between $600,000-$750,000.
Three cabins at Lake Catamount sold between $1,100,000-$1,525,000.
The most expensive Steamboat home to sell in 2009 was a home on Deerwood Lane for $2,600,000 while the least expensive was a mobile home that sold for $20,000.
The average sold price was $609,000, or 91% of the list price.
Of the Steamboat properties that sold, 10 were bank-owned. There were 3 Stagecoach single family homes in Red Hawk Village ($280,000-$317,500) and 3 Oak Creek condos at Sierra View ($150,000-$165,000). Four of the foreclosure sales were Steamboat single family homes which sold between $570,000-$1,410,750. In fact, 12 homes sold in Red Hawk Village (about half the neighborhood) as short sales or foreclosures.
So what does it all mean? With all the Steamboat real estate listings on the market, location and price are the driving forces behind buyer purchases.
