Over $10 million of Steamboat Springs real estate changed hands the first two weeks of October. Interestingly, all the Steamboat single family homes that sold (5 of them) were between $400,000-$510,000. Most were older homes located in Old Town. What’s interesting is that the average price for a Steamboat single family home is quite a bit higher than the prices shown for the first two weeks in October.
At the higher end, new Steamboat Condos and Townhomes were what buyers wanted. Three Trailhead Lodge condos, one downtown Olympian condo, a new luxury duplex near the Rollingstone Ranch golf club, and an Eagle Ridge townhome closed.
Buyers who closed on Steamboat properties were averaging 93.4% of the asking price.
Luxury homes and well-priced ski condos are beginning to go under contract as buyers look toward the beginning of ski season. The Sanctuary has seen quite a few sales this year (another one went under contract last week) and a ski-in, ski-out Antlers went under contract. (The last Antlers sale was a year ago.)
