4 Questions To Ask Before Buying in Stagecoach
Stagecoach is located less than 20 miles from Steamboat Springs, CO. It was planned about 20 ago when a dam/reservoir and a ski resort were developed. The ski resort closed after a few years, but Stagecoach State Park has a wonderful lake that’s a great place for all kinds of water activities like fishing and boating.
Like all of Routt County, Stagecoach real estate has seen growth and real estate appreciation. People love Stagecoach for its beauty, affordability, and their ability to pick from different of homesites.
4 Questions to Ask Before You Buy in Stagecoach:
- Are there any utilities to this lot? Each building site varies. One can have electric and sewer while the lot across the street has none. Ask.
- How much to connect the electric line? Depending on how many neighbors have tapped in, you may be in for a large initial investment to turn the lights on. South Shore is a popular development with spectacular views of Stagecoach Lake, however, it’s off the grid. Solar, wind, and generator back-up power your refrigerator and computer–but there is no electric bill.
- Do I need a vault permit? If you own a lot that is less than 5 acres, you need a vault. Vaults are used instead of septic systems, which require five acres. Vaults need to be pumped regularly after they are installed. Each subdivision has a limited number of permits that they will issue. It is based on the total acreage in the subdivision divided by 5 acres= # of vault permits that will be issued. After all the permits are gone, you’ll have to wait for the public utilities to be installed. You cannot get a vault permit without a building permit, so plan carefully if you are buying vacant building sites for investment. For example, in Morningside, the vault permits are almost gone and you won’t be able to build until the sewer line gets out there.
- Is there a road to my building site? Some of the developments toward the back of Stagecoach have roads that resemble grassy patches with street signs stuck next to them. They are only accessible at certain times of the year when they aren’t covered by snow and mud.
