Roads in Morningside are named after Indians-there is Cheyenne, Ute, Commanche, Red Cloud, Chief Joseph, and Pueblo Way. The roads in Morningside have not yet paved. Lot sizes are less than one acre with gentle slopes, so it’s easy to build.

Morningside has plenty of year round residents. The neighborhood is approaching the maximum number of vault permits it will issue, (there were eight left as of May 14, 2008) so builders will have to wait until Morrison Creek Water runs the line through before Morningside is further developed.

The average sold price for single family homes in 2007 was $455,973 in Morningside.

In 2007, twelve Morningside lots sold for an average price of $74,200.

This year, list prices average $604,500 for the four homes on the market (from a low of $445,000 to a high of $825,000) (May, 2008 data)
