Steamboat 700

Steamboat 700 is the new development in Steamboat Springs that could bring over 2000 homes to Steamboat over the next 20 years. Danny Mulcahy has been talking to groups about what is planned and how it’s going to affect Steamboat real estate. Here are some of the highlights from yesterday’s talk:

  • 81% of lots will be less than 8,000 square feet. “New Urbanism” is the buzzword for clustering homes and getting people to use sidewalks, not cars.
  • There will most likely be a grocery store much to the relief of West Steamboat residents. It will be accessible from US 40 and not in the middle of Steamboat 700 to get the “roofs” needed for success.
  • Out of the 700 acres, over 200 will be open space. There are natural areas and parks clustered throughout Steamboat 700. (Out of the 700, only 360 acres are buildable.)
  • There will be ten miles of trails for biking and hiking. The trails will connect into Steamboat’s Core Trail system for access to town.
  • Public services should include fire, police, and possibly a school and medical ‘œquick care’clinic. Steamboat 700 has included 9 acres for these services, but there is a 34 acre parcel very close to Steamboat 700 that could be used for a school. That decision is a long way from being made.
  • Annexation is on track and will most likely be done this year.
  • As soon as the property is annexed, development will start. Victory Parkway will be the main road.
  • There will be a 1% transfer fee on all sales to go toward affordable housing.
  • Real estate speculation will be kept to a minimum if Mulcahy can do anything about it! Don’t plan on getting rich quick on the lots.
