Steamboat 700 Annexed into Steamboat Springs

The Steamboat Springs city limits just got bigger.

Steamboat 700, the controversial acreage west of Steamboat where up to 2000 homes could be built, was annexed into the City of Steamboat Springs this week.

The annexation allows the developers of Steamboat 700 to move forward with their planned “new urbanism” community based on the West of Steamboat Springs Area Plan.

What does that mean for Steamboat and Steamboat real estate?  Initially, not much.  There is still a lot of work to be done before the first lot can be sold and the first house can be built.   The acreage needs platted, the infrastructure needs installed, and a whole lot of details need ironed out before any real estate is sold.

Steamboat 700 is the only neighborhood in Steamboat that will be built from scratch (other than Wildhorse Meadows, but that’s more tourist-based than year-round resident based.)  Currently, if you want to build a new home in Steamboat, you can purchase a lot in an established neighborhood or tear down a house and re-build.

Steamboat 700 is a blank canvas.  It is an opportunity to design an entire micro-community which will include shopping, a school, walking trails, parks, affordable housing, offices and market-rate housing.

Steamboat Springs will continue to grow, and Steamboat 700 will play a vital role in that growth.  Here’s to the developers getting it right.
