Selling your Steamboat Home? Don’t Overlook the Baths

Selling a home in today’s Steamboat Springs real estate market requires more effort than it did a year ago. Inventory is up, which means there is more competition for a buyer. In fact, there are over 100 single family homes for sale in the Steamboat Springs area between $450,000 and $13,000,000.

What should you do to make your Steamboat home stand out? Besides the crucially important cleaning, de-cluttering, removing extra furniture and tidying the front entry, the two most important rooms are kitchens and baths.

Bathrooms are easy to overlook when you are selling your home. Some people will remodel the bath before putting their home up for sale.

If you decide to remodel, don’t go overboard. Overimproving a bath is a bad idea. You’ll never recoup your costs. In fact, mid-level bathroom remodels will return 71% of your costs when you sell but upscale remodels only return 60%.

A survey last year by a Realtors group found that only 36% of buyers insisted on a separate shower and only 13% needed a whirlpool bath. The lesson? Keep the remodel simple.

If a bathroom remodel is not in your budget, you can still attract buyers by making the bath clean and shiny. Clean every surface and get rid of the clutter. Bathrooms that are not clean and sparkling are a definite turnoff. Some buyers will walk in, look at the bathroom, and then make a U-turn and walk right out.

Bathrooms are important to Buyers, but your home must be priced right to sell.
