April Sales, Prices, are Up
Bruce Carta from Land Title just sent the April 2009 Routt County Market Analysis, and although it’s too early to predict trends, April was the best month yet (this year) for Steamboat Springs real estate.
April saw the highest sales volume and highest units sold in 2009. Over $27 million of real estate changed hands with 38 units sold.
Although we are seeing some first-time homebuyers take advantage of lower prices and the $8000 tax credit, two Steamboat area properties sold for $2,500,000 each. One of the $2,500,000 sales was a lot at Marabou, the ultra-luxurious shared ranch west of town.
What sold?
Of the 23 Steamboat residential properties that sold,
- 56% were Steamboat properties under $500,000
- 26% were Steamboat properties over $1,000,000
Another hint that the worst may be behind us: the Average and Residential price increased from March, 2009.
